
Two plots of land are being sold together, the first plot measuring 72,353m2 and the second plot measuring 19,352 m2 with a house of 100m2 and a warehouse of 100m2, well water and solar panels. Following the analysis carried out, it is confirmed that the plot is classified as ARIP (Àrea Rural d’Interès Paisatgístic). According to current regulations, it is possible to build a dwelling as long as the construction is located outside the APR fire zone. In this case, the current location of the existing house and warehouse is outside the APR fire area, making it an ideal location for the development of the project. Currently, the plot has 200.00 m² of built area. It is recommended to legalize the existing buildings if they do not have a license, proceed with a complete renovation, and expand the additional 100.00 m² allowed, thus reaching the maximum buildable area of 300.00 m² established by the PTI (Pla Territorial Insular), with a volumetric limit of 900.00 m³. This proposal allows for optimal use of the land within legal margins, ensuring landscape integration and compliance with ARIP regulations.
